Hardwood Floor Refinishing
Unlike other companies, we only use professional floor-sanding machines. This machinery includes heavy-duty belt sanders for strip or plank flooring, plus edging sanders and orbital sanders for sides and areas with limited room to maneuver.
Any solid wooden floor thicker than 8-10mm can be sanded and revived. We also sand veneered floors where the overlay is 3-4mm thick, and parquet floors. The older the floor, the darker the natural finish. If that is too pale for your liking, we offer a wide range of stains and will supply samples for you to compare. We are very flexible and always try our best to meet your specifications.
We use Oil based stains, and both oil and water based floor coating sealers. Because of adhesion issues, unfortunately we are unable to offer latex(or water based sealers) over our line of oil based stains. All products are applied according to your requirements. In areas with heavy traffic such as kitchens, we recommend a higher number of coats than, for example, in a bedroom. When we use water-based "polyurethanes", the floors have to be rubbed down before we can apply the final coats. Drying times depend on room climate. The warmer the better - in unheated/moist rooms drying can take ages. The sealers we use are heavy-duty floor varnishes (polyurethane) and are available in matte, satin or gloss finish - just choose the finish you prefer. All these products have a very high durability, but take much longer to dry than the water-borne (latex) sealers.
Aladdin Flooring is happy to "reseal" only the floors that it has refinished. We are unable to screen (buff) and recoat flooring when we are unable to ascertain how it has been cleaned. Buffing a floor to try and remove unapproved soaps and waxes in most cases, only smears the contaminents around on the floor by the heat generated from the buffing process, and only results in adhesion failure and "fish-eyeing". We do recoat our own floors, if we can determine that the floor has been properly maintained by its owner for a nominal fee.
